Stay safe
- Never pay a "token", "booking" or "visit" fee before you have seen the home and the papers.
- Meet the owner and check the title papers, the latest property tax receipt and, for flats, the society's no-objection letter.
- Put everything in a written rent agreement and register it where your state requires (agreements longer than 11 months usually must be registered).
- Check new projects on your state's RERA website before paying any booking amount.
- Report any listing that asks for money in advance or looks wrong — we check every report.
Questions
Is Gauci Homes a broker?
No. Gauci is an online platform that connects owners, RERA-registered agents and customers. We do not charge brokerage, take part in negotiations or hold deposits.
Why do I need to be verified?
So that everyone you deal with is a real, identified person. Verification uses your PAN, address and one ID document (masked Aadhaar, passport, voter ID or driving licence). Documents are encrypted and seen only by our verification team.
What does an agent need?
A Gauci verification and a RERA agent registration number from the state where the property is, as section 9 of the Real Estate (Regulation and Development) Act, 2016 requires.
How much security deposit can an owner ask for?
It depends on your state. The Model Tenancy Act, 2021 suggests at most two months' rent for homes, and states that have adopted it apply that limit. Agree the amount in writing.
Does Rent Pay hold my money?
No. You pay the owner directly by UPI. Gauci records the payment and makes the receipt once the owner confirms it.
How do I complain?
Report the listing, or write to grievance@gauci.in. We acknowledge within 24 hours and resolve within 15 days.
